Your Advantage Realty charges 1% of the sale price, with a $4,900 minimum, instead of the traditional 2.5–3%. The fee is paid at closing and includes full service: pricing, professional photos, marketing, negotiation and transaction management. You get everything you expect from a traditional commission agent; the only difference is the fee.

How much can I save with a 1% listing fee?
On a $600,000 home, Your Advantage Realty’s 1% fee is $6,000, compared to $15,000–$18,000 at a traditional 2.5–3%, a saving of $9,000–$12,000. On homes under $490,000, the $4,900 minimum applies, so savings are smaller.
Is a 1% commission realtor full-service?
Yes, Your Advantage Realty is 100% full service. The 1% fee includes everything a traditional brokerage provides: pricing strategy, professional photography, MLS listing, full marketing, showing coordination, offer negotiation and closing support. Only the fee is lower.
Are there hidden fees?
No. Your only fee to Your Advantage Realty is 1% of the sale price ($4,900 minimum), agreed before you sign. Compensation for the buyer’s agent is separate, handled with each offer, and we explain your options upfront.
Will a 1% agent negotiate as hard as a full-commission agent?
Yes. Negotiation depends on experience, not commission size, and Your Advantage Realty’s three-person team has over 70 years of combined experience. Our fee is a percentage of the sale price, so we earn more when you sell for more.
Is a 1% listing fee right for every seller?
For most sellers, yes, because you don’t give up anything in service. Every Your Advantage Realty client gets the same full service, regardless of property type. Homes under $490,000 pay the $4,900 minimum, which is still well below a traditional 2.5–3% commission.
Are photos, staging or marketing included?
Professional photography and full marketing are included in Your Advantage Realty’s 1% fee. Staging is not included, but we provide detailed, optional advice on preparing your home for photo day, such as rearranging furniture to make rooms look larger, plus suggestions for cost-effective improvements.
Will buyer's agents avoid showing my home because of a 1% fee?
No. Buyer’s agents don’t see the listing agent’s fee when they show a home. Their compensation is handled separately with each offer, so a Your Advantage Realty listing gets the same showings as any other.
How long is the listing agreement, and can I cancel?
Your Advantage Realty’s typical listing agreement is 90 days. If you’re unhappy for any reason, we’ll cancel the listing.
